Japan, after enduring 17 years of downward trend in real-estate, will likely be a hotspot for the next decade.

In the past 10 years, with rising real-estate prices creating an unsustainable wealth effect, purchasing power rose for all homeowners. Over the long-term, real-estate prices will fall in line with income levels, because after all, people buy real-estate that they can afford.

In the long-term, with real income growth stagnating since the 1970's, and no real prospects of inflation, real-estate prices in North America will likely be a losing proposition for at least a decade if not longer.

The traditional view is that in the long-term, you cannot lose money in real-estate, because they're not making any more land. But how is demand going to continue rise, when population starts to decline?
